TORONTO REALTOR PREDICTS HOT MARKET (TORONTO)

I READ ROBERT MCDERMOTT'S ARTICLE ON THE TORONTO CONDOMINUIM MARKET AND FOUND IT VERY INFORMATIVE. HE STATED THAT HE FEELS THE CONDOMINIUM MARKET IN TORONTO WILL CONTINUE AT A HOT PACE OUT PERFORMING EXPECTATIONS AND SALES. HIS RATIONALE IS THAT MORTGAGE RATES ARE LOW, ALLOWING MORE BUYERS TO ENTER THE REAL ESTATE MARKET.

- THE STRONGEST ACTIVITY AND ANNUAL PRICE GROWTH WAS IN THE SEMI-DETACHED AND CONDOMINIUM MARKETS, BOTH UP SEVEN PER CENT.

- LISTINGS WERE DOWN 11 PER CENT FROM A YEAR AGO, MEANING THERE ARE FEWER PROPERTIES FOR SALE.

- ABOUT 63% OF CONDOS SELL FOR LESS THAN $330,000 MAKING THEM MORE AFFORDABLE TO FIRST TIME BUYERS ENTERING THE MARKET.

- IT TOOK AN AVERAGE OF 23 DAYS TO SELL A PROPERTY THIS YEAR, COMPARED TO 20 DAYS LAST YEAR.

MCDERMOTT PREDICTS THAT OVERALL PRICES IN THE TORONTO MARKET WILL CONTINUE TO INCREASE AS HOME OWNERSHIP BECOMES MORE POPULAR THAN RENTING AND THE DEMAND FOR HOUSING REMAINS HIGH.

We share a backyard with a few other houses and they sometimes throw parties but he said this sounded very different and zombie-like. We also found a ZOMBIEBIN by our back door.

We are a small fairly new gay men's group, varied backgrounds / ages, who sing together for fun and performance. We are not professional musicians, and singing for fun is our priority, but we do try to produce a reasonably good choral sound.

We meet to practice once a week, and have performed at various venues and functions. Our performances have been very well-received.

We're looking for a few more gay / bisexual men would love to sing in a group for fun, who can stay in tune, and who are easy-going and reliable.

You don't need to be able to read music, or be experienced or have music training, (though any of these would be a real asset), but it is important that you do have a good ear for music, can participate comfortably and cooperatively in a group, and are very easy to get along with.

If you're interested please contact us at our email address: gayguys_sing@live.com and tell us about yourself.

(We'd also be interested in hearing from musicians; guitar, bass player, drums, percussion, keyboard etc, who'd like to accompany us occasionally or regularly on a volunteer basis).

World renown inter-sexual communication, social dynamics, seduction and self-mastery Guru Omar Khan aka McMaax, Founder of the globally revered outfit Maaximum Seduction is holding "Live in field" bootcamps in the city, amongst others worldwide. This means that men will be taken out into actual "real world" settings and venues and be taught his world famous Maaximum Method to master themselves, any social environment they enter and the seduction process. They will learn how to approach, attract, seduce and procure healthy relationships with women of the highest degree of beauty and quality. McMaax rivals himself as the "Top Dog" in the dating coaching world because unlike many that just talk or spit out a whole bunch of theories, McMaax's experience and success is all "In field" proven, substantiated and driven. He also loves to "demonstrate" mercilessly on actual female subjects that he randomly encounters in social situations in front of his students to shatter their concept of possibility and to give them an "Ah Hah" moment. In fact not just one but many!.

He has been interviewed on the Morning Show with Dean Blundell on 102.1 The Edge
Z103.5's morning show
Invited to appear on the Dr Phil Show
Was interviewed by "The Men's Room" which was produced by the same staff that produced "Keys to the VIP"
He was interviewed most recently by CNN featured Virtualdatingassistants.com

McMaax sees that in a city as hustling and bustling as Toronto, men don't really take the time to master themselves amidst all the "routine type of stuff" they are engaged in like work, school, etc.
He notices that he has never seen a more disgruntled, frustrated and depressed population of men as he has noticed as of late. This comes from not having "Power and Choice" in your dating and sex life for a man.
In fact, men can never really feel fulfilled or genuinely happy until and unless they have options in their dating and sex lives. Point blank!

He is here to give that to them !
He has coached 100's of men all over the world with super success

For more information about Maaximum Seduction please visit them online

Canadian creates app to end disputes!!

PRESS RELEASE:

Remember how we used to flip a coin or play "1 potato 2 potato" to make a quick decision? Those activities will now be going the way of the dinosaur as we introduce "The Negotiator App" a fun new app tool used to make a quick decision between two or more people in a FUN and easy way.

Who will be the designated driver? Who gets the last piece of dessert? The list is endless as are the number of daily occurrences where a quick and fun decision is needed and no one wants to make it. That is when The Negotiator App will come in handy most!

Parents with 2 or more children are quite familiar with the daily battle between siblings over any number of disputes and often after the parent makes a decision they are given the "You love Johnny more" treatment.

Not any more. The Negotiator App always makes an objective choice that is quick and easy.

But wait there is more! In larger groups you can have a little more nail biting fun with the "elimination mode" of choosing someone. Especially fun when a group of people out for dinner decides only one there pays the bill or a staff has to tell the boss the bad news. The elimination mode makes that choice a little more tension filled and fun.

The app also comes with an addition personal decision making options should they be needed, but its primary use it simply to Defeat Disputes Daily.

The Negotiator App is currently available for iPhones and Androids and is only for $.99 The Negotiator App will be available on Blackberry phones by the New Year.

Visit the website at http://www.negotiatorapp.com for more information

Having a disagreement with a neighbour, roommate or family member? (Toronto)

We Can Help!

Having a disagreement with a neighbour, roommate, family member or someone else can cost you peace of mind, interfere with the enjoyment of your home or neighbourhood, create stress in your life, and make you angry or afraid. Small conflicts can become big ones if they are not resolved quickly. The traditional ways of resolving conflicts, like calling the police or a lawyer, can be very time-consuming and expensive, and often simply don't work.

St. Stephen's Conflict Resolution & Training (CRT) has offered Community Mediation to Toronto residents since 1985 - It could work for you!

Community mediation is an alternative way for resolving conflict. Our trained mediators help people talk about their problems in a safe and constructive way, fair to both sides. The process acknowledges people's rights and obligations. The mediators do not take sides, or make decisions about who is right or wrong. There is no agreement until those involved in the conflict are satisfied. Agreements made through mediation are effective because the people involved truly want them to work.

Mediation is voluntary and confidential, and for most disputes, is free.

Our community mediation services are available to individuals living south of Eglinton Avenue between Victoria Park Avenue and the Humber River.

We can help with:

Neighbourhood conflicts

Landlord and tenant issues

Interpersonal problems

Commercial issues

Minor criminal matters

Here's how the mediation process works:

Call us at 416-925-2103 ext. 229 or email us at crt.intake@ststephenshouse.com providing a contact number and the best times to call you. A staff person will listen to your situation and give information about our service.

You make the decision. If you decide you want to try mediation, we will contact the other party to see if they are willing to take part in mediation.

Meet with the mediators. You will have an individual and confidential meeting with the mediators, giving you a chance to talk about your needs and concerns.

The mediation. The mediators will meet with you and the other party involved in conflict. The mediators will take both of you through our proven process to help you resolve your problem. Most conflicts are resolved in one meeting.

The Old Woodsman and Secrets of Snake Life

If he had been in his prime I would probably never have been able to keep up with him long enough to share the treasures of his memory. But he was a good way past that. He was long since retired as a construction contractor. His wife of many years had passed from cancer, after their life savings were spent on attempts to save her. Now he too had cancer.
Luckily for him he enjoyed the very simplest things in life. A good book, next to a friendly campfire, under an open sky. A little breeze to make the coals dance and wink and to wring the aromas out of the woods. Pine, cherry, cedar, sweet gum. A pungent hint of dog fennel.
With his wife gone there was no need to go home. With his money gone there was nothing to maintain. He spent as much of has time as possible at his camp.
I might have camped those few yards away and never really known him but for an encounter with a copperhead.
I never put rubber caps on my hiking sticks, because I use them to conquer vipers. It's not too hard if you know how. There is a balance point, about a quarter of the way from the snakes head to its tail. This is where the front part of its body lifts up off the ground. Both the head and the tail can whip around much too quickly to catch, but this balance point moves fairly slowly, while everything else moves around it.
So you walk up to the snake very slowly ... if you do it right, the snake will naver even move ... and you keep your arms glued down to your sides and the stick straight up and down in front of your body. Any fast moves or anything that sticks out from the mass of your body ... like flailing arms ... alarms animals. Not just snakes, ALL animals.
One you ease up close enough, you reach straight out in front of you with the stick ... still careful not to break the outside borders of your outline ... and pop it right on that balance point, as hard and as fast as you can. That disables the snake, and from then on it can only move slowly. But it still CAN move, and because you are trying to beat it to death with a stick it will be trying to come after you. So what you do is give it a series of quick jabs with the stick, simultaneously scooping it back away from you and working your way up its body until you are holding the back of its head down with the stick. Then you slide the heel of your shoe down the stick and crush the head. Use a little sideways motion so the fangs will be laid down parallel to the ground as you step down. Fangs have been known to pierce the soles of shoes. I also close my eyes and turn my head when I step down, because one rattler's venom sprayed out of his fangs like a quirt gun and showere venom on my face. You don't want venom in your eyes. And then I cut off the head and bury it, so somebody's dog won't come sniffing along and get bit by a dead snake. Poison snakes are dangerous, even when they're dead.
Killing a snake in rural Georgia is a bit of a social event, with a variety of traditions. All of them involve telling and re-telling the tale of the encounter.
Some folk throw the dead snake into the back of their truck and carry it about in their rounds, showing it to everyone they meet up with. Then they and their comrades lean over the sides of the truck bed, resting on their forearms, listening to the tale of this encounter and then sharing their favorite snake stories from the past.
Some folk throw the body out into the road, and then all the local folk who come driving by know to run over it. In a few hours there's not much left of it. Then over the next few days all the neighbors and friends ask about that snake they saw out in front of your house and the tales begin.
Some folk skin the snake and nail the hide up onto the side of the barn, along with the skins and horns and tails of other animals that ventured into the holy space of a human. Each of the trophies prompts the retelling of the encounter whenever visitors come by and see the barn wall.
A few folk dress and clean the snake and then cook it and eat it. The tale telling usually accompanies the cooking, although persons who cook and eat snakes are few enough to be the subjects of some tale telling themselves.
As for me, I chill the body til it quits wriggling, then skin it, cure the hide and make small items out of it.
I can't speak for everyone, but as for me, I have a personal police about killing snakes. If I run up on one in the woods I generally just get out of their way and leave them along. But if they start hanging around where I live and eat and sleep, especially if their are children and family members around, then I kill them.
As it happens, I skinned the copperhead and stapled the skin to a board to dry. Because the possession of a dead snake, in plain sight, constitutes an invitation to the whole world to stop and ask and talk, the old woodsman Mr. Dan did exactly that.

When he found that I shared an interest in all manner of outdoorsy things, it became our habit to exchange daily visits and chat about the daily events of camp. Like many older people with many years of experience packed into their heads, it often took a specific mention of something to remind him of certain bits of wisdom. Kind of like priming a well.
There was the big rattlesnake I carved out of two pieces of two by four, pegged together. I got the curves of its body just right. It could lie flat on the ground with its head raised and poised at alert, or I could hold it up by the tail with its head hanging down and it seemed to be pulling its head up, just as a real snake does. I had loads of fun causing double takes all over the campground and eventually sold it to another camper.
My good rendering of its body posture cause Mr. Dan to go into a discussion of snake gymnastics. If you hung a cottonmouth upside down like that, he told me, it could pull itself all the way up and bite your arm. Rattlers and copperheads could not. And none of them could arch themselves sideways enough to bite you on the leg. A snake that was big enough to reach you leg with the limitations on how far it could bend sideways would be a snake that was too big for you to hold up that way anyway.
He also admired the general shape of the wooden snake's body. I carved it so when it was flat on the ground, the belly parts that touched the ground had the little broadened ridge down the sides, and a slight indentation above that, just like in a real snake where the weight of the body caused a little flattening of the belly.
He admired that detail. And that led him into a little discussion of snake anatomy. About how the copperhead had that triangular shaped body, with the spine up high and the flesh kind of hanging down from it, causing the snake to look hollow sided and starving. About the copperheads' tiny little heads, which might explain why they seemed so dim witted. About the variety of colors in rattlers and cottonmouths and the musty smell of very aged snakes.
On one occasion I had a friendly disagreement with another camper over how I managed my fire. She liked her fires in a high teepee, with lots of room for air, so it burnt fast and lively and put out lots of light. I liked mine flat and wide, with just enough air to make a low flame and a thick bed of coals. That way you could cook and heat water and the heat could reach out sideways to help you stay warm.
That got Mr. Dan going on fire wood. We covered lots of minute details, but the big thing to me was colors. Cherry, he told me, burned blue. Pine burned yellow, cedar burned whit. Something in there burned green, but I don't remember. My main interest was the cherry.
I would hardly have even thought of burning cherry. I saved every speck of that for carving. I loved my charry wood.
I would whittle hiking sticks out of green cherry saplings, even though cherry is a juicy wood and tends to split as it dries, just because of the wonderful smell. And it's not a flat smell, like a bar of soap. One whiff and that's what you get. No, the cherry smell changes. There are several oils in the several barks and they evaporate at different rates. So when you first cut it, there is an acrid, sour smell. Then the sweet smell begins to come out. Then it becomes deep and rich and intoxicating. So as you stand there and sniff and sniff and sniff you get downright drunk on it.
A while back I was a guest in a family's home and I had taken their two young boys into the woods to show them some of the different kinds of trees. When I came upon a cherry sapling, I sawed it off and had the sniff it, to see what a wonderful smell it had. The family had a young dog, lab mix, about 10 months old, that had followed us about the woods. When he saw us sniffing the stick, he stuck his nose up there to sniff it too. After that he went about the woods chewing off seedlings and sniffing them. And when we got back to the house, much to my embarassment, he started gnawing off the shrubs to see what they smelled like.
Anyway, back to camp ....
I tried out the cherry fire and was truly enchanted. I pine fire is good for that teepeed up, busy, snap-and-pop bright fire. The cherry had a calmer flame, a beautiful blue glow and a low light. It was a dreamer's fire. For philosophizing and gazing at the stars.
After that whenever Mr. Dan was out collecting fire wood, he would always bring me a couple arm loads of cherry. And he would drop by the camp daily to stand around the fire and chat.
Eventually it was time to move on. When my gear was all packed up an d my card loaded down and ready to go, I stopped at his camp for one last visit before I left. He struggled to get up out of his chair to come out and see me. One more little chat and then I was off down the road.
I look back on it often. Seems like there might be a lesson in this story somewhere. Something about the stages of life and the stored up treasures of experience. I don't think I'll study on that too much. I think I'll just enjoy the aura of it to philosophize by, like the glow of a cherry wood fire.

I was assaulted at Liberty Grand on New Years eve 2011-12 (Liberty Grand Entertainment complex)

I was at the establishment for only 40 mins with 8-10 other friends at any given time.

The first 15 mins of which was spent waiting by the washroom doors for the our friends to get thier coats checked
another 15 waiting in the centre courtyard for the ladies to use the washroom.

at around 11:55 we all went to the main room for the countdown. There was five of us dancing together and the others were off beside us chatting etc......
I was forcefully and deliberately grabbed by a large east indian man, round, heavy set, wearing dark clothes and dark hair. He said nothing to me. only grabbed my arm....
I took my arm back and he repeated... I asked him what the problem was and he said nothing. My girlfriend also asked him, and he said nothing. Two others asked him yet again he said nothing.

I began to walk away to avoid any trouble but the man followed me and pushed my gf and another girl out of the way to grab me again, he then began speaking into a mic. He must have been security but was not dressed as such nor did he say single word to us so we had no way of knowing. I have no idea why he chose our group to harass and me specifically to assault.

After getting about 10 feet away from him I was jumped from behind by several security members. My neck was grabbed and I was choked to unconsciousness and dropped on the club floor.
When I woke up there were lots of people around me. I was screaming for help, saying I was being attacked. I was in a daze as I was just unconscious. I was then grabbed again and my hands and fingers twisted to almost broken.

My girlfriend was screaming and following them every step of the way and managed to grab our coats off the ground. I had dropped them when I lost consciousness.

I was screaming at them to let me go... I thought they were going to kill me. Choking someone like that can cause brain damage and permanent throat damage. I was thrown outside and then pinned against railings by police officers telling me I was under arrest. My left arm was pinned up behind my back and is now very sore and difficult to move. My rib is bruised and my neck is bruised, sore and I can barely move my head without a lot of pain. I cant talk very much and I cant sleep at all.

I have been for xrays and to the hospital and doctors. There were thousands of people there, I would really appreciate it if any witnesses could come forward and report what they saw if they saw me being choked unconscious and thrown around.

My name is Will,
I was wearing a bright red button up shirt, black buttons from H and M. There were several men there with a shirt similar.
I had a short beard and short brown hair.
I was wearing black pants
Grey vest ver my red shirt
Grey Bowtie
I had black earrings, one in each ear. These were ripped out and my ears were cut during the assault.
I had a grey diamond cloth in my left vest pocket that was lost and $20 from my right vest pocket was also lost.

This all happened between 1150 and 12:03am

Please contact me asap at the email above if you saw any of this happen.
Thank you, hope everyone else had a good night.

York Region Transit has been on strike since October 24, 2011. Forty-four thousand people who depend on transit have had to rearrange their lives, not all of them successfully. If you are one of the thousands who has lost their job and livelihood thanks to the unreasonable demands of the transit unions, we want you to tell your story. Send it to the address on this ad, or tell your story to the unions themselves on either the York Region Facebook page or ATU 113's page. If we can show them the depth of the suffering they've caused, perhaps we can bring a compassionate end to this strike.
