Position Purpose:
Responsible for the efficient operation and maintenance of building systems for an enterprise mission critical data centre, including efficient and strategic dispersal of preventative maintenance, work requests and responses to day to day operational activities on a 24hr X 7 day rotation.
Planning, implementation, coordination of all electrical/mechanical operations, maintenance, communications, energy management, and manpower development programs for assigned properties.
Perform and provide technical direction for the execution of preventative maintenance tasks in highly sensitive environments.
Provide general supervision, responsible for the operation of building systems, including high voltage electrical, UPS, emergency generator, HVAC and fire detection / suppression systems that critically interface the tenant computer and auxiliary support areas of an enterprise data centre site.

Key Accountabilities:
Monitoring of all control room operations.
Taking logs, monitoring equipment, diagnosing and resolving low / immediate level problems.
Interacting with engineering and program delivery teams to provide support and needed operational information.
Lead or participate in the implementation of work orders within target completion timeframes.
Update status information of work orders in appropriate IWMS (FMS) system database.
Assist techical stakeholders as required in resolving emergency type problems or related modifications to building systems.
Assist in supervision of on-site suppliers and vendors.
Responds to the daily needs of clients/owners with respect to facilities management and directly resolves issues, through follow up with appropriate contractors.
Maintain heaters, chillers, pumps, fan coil units, UPS, diesel generator(s), power distribution networks etc.
Monitor and adjust all mechanical /electronic equipments, control gauges, distributor panels, valves, thermostats, diffusers and other equipment necessary to provide a controlled environment for the buildings.
Perform preventative maintenance duties, including but not limited to changing filters, oiling motors, replacing light fixtures, inspecting /adjusting belts, replacing motor bearings, aligning shafts and annual inspections as directed by manufacturers.
Inspect engine room equipment, fan room equipment, cooling tower, motors, house pumps and sump pumps.
Inspect/ monitor UPS equipment, diesel generator equipment and electrical distribution room.
Document and report activities to supervisors.
Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and concerns.
Comply with all applicable codes, regulations and practice safe work habits.
Knowing all building systems including fire/life safety, plumbing, HVAC and electrical issues; must remain current with latest standards/requirements.
Must be familiar with and have good working understanding of Mechanical and electrical technology trends and Energy Management System (EMS) programming and fire alarm systems.
Maintain on-going communication with internal clients, management and vendors.
Development of and/or maintain as-built drawings.
Manage response to all emergency situations quickly (fire, evacuation, equipment failure etc.) and customer concerns.
Assist with Implementation and administer inventory control programs/purchase parts and supplies.
May be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority /emergency situations (including overtime type assignments); may require shift work and/or on call duties.
Assist Chief Operating Engineer with work script and policy creation.
Coordinate and attend training sessions as required.
Job Requirements: (Knowledge/ Experience):
5+ years related work experience.
Appropriate license /permit for trade as may be required, i.e. Journeyman or Master Electrician License or Industry Licenses.
Possess and maintain a valid drivers license and good driving record with periodic checks.
Physical requirement to include stooping, standing, climbing and frequent lifting of a minimum of 50 lbs, of equipment ( pumps, tools, ladders) and ability to safely install including rigging, lifting devices.
Able to work on a 24hr X 7 day rotation.
